The Investment

Metanoia Community Development Corporation is a North Charleston-based nonprofit rooted in community-led neighborhood development. Since 2002, Metanoia has worked alongside residents to build local leadership, establish quality affordable housing, and support economic development in North Charleston neighborhoods. The Accabee Homeownership Project expands that work into another historic North Charleston neighborhood. The project will support the construction of seven permanently affordable homes for families earning up to 80% of Area Median Income, creating new pathways to homeownership in a market where rising housing costs have made it harder for long-time residents and working families to remain rooted. In March 2026, Abundance Angels recommended a $1,000,000 construction loan to support the project. The capital gives Metanoia flexible, right-fit financing for the development period, allowing the organization to move the project forward while preserving capacity for its broader community development work. This is the kind of use case where charitable capital can be especially helpful. While Metanoia may have been able to pursue conventional financing, donor-recommended capital through Abundance offered gentler terms that better matched the project’s pace and purpose. The structure supports both the nonprofit developer and the future homeowners the project is designed to serve. The Accabee homes are part of a larger story of neighborhood continuity, local wealth-building, and community preservation. By supporting affordable homeownership, the investment helps families build stability while also strengthening the cultural and social fabric of a long-standing North Charleston community.
