The Investment

The Huddle at Sterling is a $3.3 million affordable housing development in Greenville’s historic Sterling neighborhood, led by Greenville Housing Fund in partnership with Sterling Land Trust. The project will create 10 long-term affordable rental homes for households earning between 60% and 80% of Area Median Income, with tenant-based housing vouchers accepted. The homes will be built as five stacked duplexes on three parcels owned by Sterling Land Trust. Greenville Housing Fund

The structure is designed to protect affordability beyond the initial development period. Sterling Land Trust will continue to own the land in perpetuity, helping preserve community stewardship as housing pressures increase in the neighborhood. Rental proceeds will also be reinvested into community programming, allowing the development to contribute to the Sterling community beyond the individual households it serves. In October 2026, five Abundance Angels recommended a combined $425,000 loan to support the project. The impact-first capital helps lower the project’s overall financing costs and provides greater flexibility during development and early operations.

The investment is part of a broader blended financing structure that includes public, private, and philanthropic partners. Greenville Housing Fund identifies the City of Greenville and CommunityWorks as financing partners, with additional support from Bank of America Charitable Foundation, Hollingsworth Funds, the Community Foundation of Greenville, and other philanthropic partners. By pairing patient charitable capital with a community land trust model, The Huddle at Sterling supports more than the construction of new housing. The project helps preserve long-term affordability, strengthen neighborhood continuity, and keep land rooted in community stewardship as Greenville continues to grow.

“We’ve been working on this project with them since February 2024 — if you can believe it — and we have gotten this land unencumbered from HUD encumbrances,” said Libba King of the Greenville Housing Fund. “We’ve gotten this land annexed and rezoned into the city of Greenville. We’ve taken it through several rounds of SCDOT review, and city permitting.”
